02 — Mortgage options
Know the choicesbefore you choose.
01Buying a homePlanning a purchase, from budget to keys.
Start with the monthly picture
A comfortable payment includes principal and interest plus property taxes, homeowners insurance and any HOA dues or mortgage insurance.
Understand cash to close
Beyond the down payment, plan for closing costs, prepaid items and reserves. Fady can explain each line of a Loan Estimate.
Pre-approval vs. conversation
An early conversation is informational. A pre-approval requires an application and review of documents — and is still not a final commitment.
From contract to closing
After an offer is accepted, expect appraisal, underwriting conditions and a Closing Disclosure before signing.
02RefinancingReplacing your current loan — when it makes sense.
Define the goal
Common reasons include changing the rate or term, moving from an adjustable to a fixed rate, or accessing equity. Each has different trade-offs.
Look past the rate
Closing costs, the new loan term and how long you plan to stay all affect whether a refinance is worthwhile.
Break-even thinking
Compare upfront costs against any monthly change to estimate how long it takes to recover them. Results vary by situation.
What to gather
Your current mortgage statement, recent income documentation and homeowners insurance details are a typical starting point.
03First-time buyersA calm, step-by-step introduction.
Learn the vocabulary
Terms like escrow, points and APR become simple once explained. Our glossary is a good place to start.
Check your credit early
Reviewing your credit report ahead of time gives you a chance to correct errors and ask questions.
Ask about assistance
Some buyers may be eligible for down payment or closing cost assistance programs. Availability depends on location and eligibility.
Lean on your team
Your agent, attorney (where applicable), inspector and mortgage professional each play a role. Fady will explain where the loan fits.
Loan types overview
Loan types, briefly.
General education only. Availability of specific programs and state eligibility is subject to confirmation. Not every program will be available or suitable for every borrower.
Conventional
Loans not insured by a government agency. Requirements and pricing vary by lender, credit profile, down payment and property.
FHA
Loans insured by the Federal Housing Administration, often considered by buyers who want flexibility in certain qualification areas. Mortgage insurance applies.
VA
Loans guaranteed by the U.S. Department of Veterans Affairs for eligible service members, veterans and certain surviving spouses. Eligibility must be documented.
Jumbo
Loans above conforming loan limits for the area. These typically carry their own credit, reserve and documentation standards.
No rates, savings or approvals are advertised or promised on this site. Rates and terms vary and all loans are subject to credit, income, property and lender underwriting review. Government agency names are used descriptively and do not imply endorsement.
