Process guide
From first question to closing.
- 01
Clarify your goal
Buying, refinancing or just exploring — write down your timeline and what a comfortable monthly payment looks like to you.
- 02
Gather the basics
Recent pay information, tax documents, asset statements and ID are commonly requested later. Keep them organized; don’t email them.
- 03
Review your Loan Estimate
This standardized form shows rate, monthly payment and estimated closing costs, making offers easier to compare.
- 04
Underwriting & appraisal
The lender verifies information and the property’s value. Respond to conditions promptly to keep things moving.
- 05
Closing Disclosure
You should receive it at least three business days before closing. Compare it with your Loan Estimate and ask about differences.
- 06
Closing day
Sign final documents, fund the loan and receive keys or confirmation of your refinance.

FAQ
Common questions.
01Is a pre-qualification the same as an approval?
No. Pre-qualification is an early estimate based on information you share. Approval only comes after a full application, documentation and underwriting — and is subject to conditions.
02How long does the mortgage process take?
Timelines vary by loan type, property, lender and how quickly documents are provided. Fady can give you a realistic expectation once he understands your situation.
03Will talking to Fady affect my credit?
A general conversation does not involve a credit check. If a credit report is needed later, you’ll be told beforehand and asked for authorization.
04How do I share documents safely?
Don’t send Social Security numbers, bank statements or tax returns by regular email. Fady will explain secure options when the time comes.
05What’s the difference between rate and APR?
The rate determines your interest payment; APR also folds in certain fees. Comparing both — plus total loan costs — gives a fuller picture.
